Who we are
IMMO-9 Gestion is a Belgian rental-management agency. We are licensed real estate agents registered with the IPI (Institut professionnel des agents immobiliers, numbers 501.883 and 519.105) and an accredited mediator, which means we work within a professional code of conduct. Our offices are in Brussels (Avenue Molière 491 bte 12, 1050 Ixelles), Namur (Rue de l'Armée Grouchy 1) and Natoye (Rue des Rocailles 23).
We manage studios, flats, houses and buildings split into several units, for private owners as well as investors with several properties. Whether your property is already let or empty, we can take over its management smoothly: transfer of the existing contracts, rental deposits and an introduction to the tenants.

Letting and paperwork
From finding a tenant to a registered lease: rent assessment, listings and viewings, tenant screening, a lease that complies with regional law (Brussels or Wallonia), rental deposit on a blocked account or bank guarantee, a detailed check-in inventory with photos, and lease registration.
Rent collection and finances
Monthly checks of rent and service-charge payments, reminders from the first delay and formal notice if needed, annual rent indexation (it is not automatic and must be requested), the yearly service-charge statement and, where you have taken out rent guarantee insurance, handling of the claim.
Technical management
Annual visit of the property, boiler servicing and periodic checks, repairs through trusted local contractors, insurance claims and refurbishment between two tenancies. Beyond an amount agreed in the management contract, no work is ordered without your approval.
Mediation and disputes
As an accredited mediator, we first look for an amicable solution to disagreements about rent, the deposit or damage found at check-out. A signed mediation agreement can be approved by the court. If needed, we prepare the file for legal proceedings.

We manage properties in the Brussels-Capital Region, Brabant wallon, the province of Namur and the Charleroi region. In Brussels, our Ixelles office covers communes such as Ixelles, Etterbeek and Uccle (pages in French), as well as Woluwe, Schaerbeek and Saint-Gilles.

Frequently asked questions
Can I choose full management or just one service?
Both are possible. Most owners entrust us with full management, but you can also ask us only to let the property or only to monitor the rent. Many owners who start with letting later move on to full management.
How is your management fee calculated?
Management is paid as a percentage of the rent collected, specified in your personalised offer. Finding a tenant is charged as a separate fee. There are no hidden costs: everything is written in the management agreement before you sign.
Can I follow my property remotely?
Yes. You have online access to the accounting, technical and administrative documents for your property, and your property manager keeps you informed at every important step, wherever you live.
