Distance should not become a problem
An international posting, a job transfer, retirement abroad or simply living in another region: many owners have a property in Belgium without being able to look after it themselves. Yet a rented home needs someone on the ground for viewings, inventories, breakdowns, contractor appointments and paperwork. IMMO-9 Gestion takes over in Belgium so you can manage your property with peace of mind, wherever you are.
A single point of contact
You no longer have to coordinate the tenant, the plumber, the building's managing agent or the authorities yourself. A property manager follows your file, knows your property and centralises all communication. The tenant knows whom to contact, and you are informed of important events by email or phone, taking time differences into account where necessary.
Letting your property from abroad
We handle every step that requires someone on site:
- a visit of the property and advice on preparing it for letting;
- listings, viewings and tenant selection based on objective criteria;
- drafting the lease and organising its signature;
- setting up the rental deposit and a detailed check-in inventory;
- checking mandatory documents (such as the EPC/PEB certificate) and following up the lease registration.
The management agreement, our exchanges and access to documents can all be handled remotely, so you do not need to travel to Belgium.
Online documents
All the documents for your property (lease, inventories, invoices, statements, repair reports) are available online. You can consult them at any time, from any country, and easily forward them to your accountant or bank. You keep a clear view of your property without paper files.
Rent collection and transfers
Each month we check that rent and service charges have been paid, send reminders if there is a delay and apply indexation where the lease provides for it. The rent collected is transferred to you as set out in your management contract, with a clear statement. If payment problems arise, we follow a step-by-step approach: reminders, formal notice, then the search for a solution.
Maintenance and urgent repairs: we are on site
A water leak or a heating breakdown cannot wait for your next trip to Belgium. We receive the tenant's requests, send in professionals, check the work done and keep you informed. Small emergencies are dealt with immediately to protect your property and your tenant; for major work, you receive the quotes and decide remotely.
Belgian tax: the general principles
A property located in Belgium remains subject to Belgian tax, even if its owner lives abroad. As a general rule:
- the annual property tax (précompte immobilier) remains payable on the property;
- income from a property located in Belgium is in principle taxable in Belgium; an owner who is no longer resident there may have to file a non-resident tax return;
- your country of residence may also require you to declare this income, under its own rules and the applicable double taxation treaty.
These rules depend heavily on your personal situation. IMMO-9 Gestion does not give personalised tax advice: we provide the relevant documents and summaries and recommend that you consult an accountant or tax adviser familiar with international situations. For the basic principles, read our guide to the taxation of rental income (in French).

Frequently asked questions
Can I hand over my property without coming to Belgium?
Yes. The management agreement, our exchanges and access to your documents can all be handled remotely. We take care of viewings, inventories and technical follow-up on site.
How is the rent paid to me?
We collect the rent and service charges, check the payments and transfer the amounts to you as set out in the management contract, with a detailed statement that you can consult online.
Do I have to declare my Belgian rental income if I live abroad?
In principle, income from a property located in Belgium remains taxable in Belgium, sometimes through the non-resident tax return, and your country of residence may also tax it. An accountant or tax adviser can assess your exact situation.
Who handles emergencies in my property?
We do. The tenant reports the problem to us, we send in a professional and follow the repair through. You are kept informed, and major work is only carried out with your approval.
