Property management in Brussels

From Ixelles to Woluwe, IMMO-9 Gestion lets and manages your flat or house in Brussels: tenant selection, Brussels-compliant lease, rent collection and maintenance, handled from our Ixelles office.

A local team in Ixelles

Our Brussels office is on Avenue Molière in Ixelles, on the border with Uccle. Being close to the properties we manage makes a real difference: viewings organised quickly, check-in and check-out inventories carried out by a team that knows the buildings, and contractors coordinated without delay when a tenant reports a problem.

A varied rental market, commune by commune

Brussels is not one market but many. Each commune has its own housing stock and tenants, and each lease has to fit both the property and the tenant's profile.

  • Ixelles: flats in townhouses and Art Deco buildings, studios near the ULB and VUB campuses, high-end flats along Avenue Louise. Tenants include students, young professionals, expats and families. See our Ixelles page (in French).
  • Etterbeek: next to the European Quarter and the Cinquantenaire, popular with EU trainees and staff, researchers and young families, who often expect well-equipped or furnished homes. See our Etterbeek page (in French).
  • Uccle: villas, family houses with gardens and upmarket flats, let to families, expats whose children attend the international schools, executives and diplomats. See our Uccle page (in French).
  • Woluwe-Saint-Lambert and Woluwe-Saint-Pierre: green residential communes with family houses, spacious flats and, near the UCLouvain Brussels campus, student rooms and studios.
  • Schaerbeek and Saint-Gilles: townhouses divided into flats, Art Nouveau buildings and period apartments, where shared areas, separate meters and damp prevention need close attention.

What we do for you

  • Rent assessment based on the neighbourhood, the condition of the property and current demand.
  • Listings with good photos, viewings and tenant screening (income, identity, references) in line with anti-discrimination law. You approve the final choice.
  • A lease that complies with the Brussels Housing Code, rental deposit, detailed check-in inventory with photos and lease registration.
  • Monthly rent checks, reminders, annual indexation and the yearly service-charge statement.
  • Repairs, boiler servicing, insurance claims and liaison with the building's managing agent (syndic).
  • Mediation if a disagreement arises with the tenant.

Brussels lease basics

Residential leases in Brussels are governed by the Brussels Housing Code. A few points every owner should know:

  • Nine-year lease: the standard option for a tenant's main residence.
  • Short-term lease: a lease of up to three years. It can be extended only once, in writing, without exceeding three years in total. If notice is not given in time, it becomes a nine-year lease.
  • Student lease: a specific Brussels lease for student accommodation, organised around the academic year.
  • Listings: the rent and service charges must be stated in the advert, and the EPC (PEB) certificate must be available for each unit.
  • Safety and quality: before letting, check smoke detectors, the electrical installation and ventilation of bathrooms and kitchens.
  • Registration: register the lease promptly to secure your position.

Early termination and notice rules depend on the type of lease, so we explain the consequences of each option before you sign. For the details, read our guide on the short-term lease (in French). For international tenants, a French lease with an informative translation is a useful precaution.

Furnished or unfurnished?

Near the European institutions, a furnished flat is often easier to let to international tenants. It requires a detailed furniture inventory and has tax consequences. See our page on furnished rentals in Brussels. If you live outside Belgium, our page for landlords living abroad explains how we work remotely. An overview of all our services is on the English home page.

Frequently asked questions

Which Brussels communes do you cover?

Our Ixelles office covers the Brussels-Capital Region, including Ixelles, Etterbeek, Uccle, Woluwe-Saint-Lambert, Woluwe-Saint-Pierre, Schaerbeek and Saint-Gilles. Being based in Ixelles lets us organise viewings, inventories and repairs quickly in most neighbourhoods.

Can a Brussels lease be shorter than nine years?

Yes. A short-term lease of up to three years is possible. It can be extended only once, in writing, within that three-year limit. Without notice given in time, it automatically becomes a nine-year lease.

Can I choose the tenant myself?

Yes. We shortlist candidates after checking their income, identity and references, and present their files to you. You make the final decision on who rents your property.

Do you deal with the managing agent of my building?

Yes. For flats in a co-owned building, we liaise with the managing agent (syndic), follow the works that affect your unit and make sure the flat meets the safety and quality standards expected in Brussels.
